If you’ve walked down Main Street in downtown Greeneville, you’ve seen it. The Capitol Theatre marquee has been part of that streetscape for decades, tucked between the brick storefronts and the shade trees, with its bold green paint and classic block “CAPITOL” letters facing the road.

For years, its beautiful neon lit up Greeneville nights the way it always had. But like every piece of hardworking historic signage, it was starting to show the miles. Aging neon tubing. Aging transformers. A maintenance bill that climbed a little higher every year.

In June, the Capitol Theatre of Greeneville partnered with YESCO to bring the marquee into its next chapter, and we’re proud of how it turned out.

The goal: keep the soul, lose the maintenance headaches

The Capitol Theatre didn’t want a modern replacement. They wanted their sign back, only better. That’s a much harder brief than “put up something new,” and it’s exactly the kind of project our East Tennessee crew loves.

The plan came together around three priorities:

1. Preserve the original look. The finished sign had to read like the historic Capitol marquee locals have loved for generations. Same glow. Same warmth. Same silhouette against a downtown night sky.
2. Cut long term maintenance and repair costs. Neon is beautiful, but it’s also delicate, expensive to service, and increasingly hard to source parts for. The theater needed a lighting system that would run reliably for years, not weeks.
3. Add a little something extra. Since we were building new anyway, why not give the theater the option to change the mood? Patriotic red, white, and blue for the Fourth of July. Warm gold for holiday programming. Custom colors for premieres and community events.

The answer: a full conversion to RGB color changing LED lighting, engineered to fit the exact footprint of the original neon.

The challenge: the details

On paper, “swap neon for LED” sounds simple. In practice, on a piece of historic signage like this one, it’s anything but.

Every diamond accent, every horizontal band of light, every stroke of every letter on the “CAPITOL” name had been laid out by the original sign builders decades ago. Our job was to remove the old lighting and replace it with new LED material that fit into those exact locations. Not close. Exact.

That meant:

• Measuring every original neon run individually before removal.
• Sourcing LED material flexible enough to trace the historic layout, curves, corners, diamonds, letter strokes, and all.
• Engineering the electrical to run cleanly inside the existing cabinet, without altering the historic housing.
• Mounting drivers and controllers where they can be serviced quickly, but stay completely hidden from the street view.

By the end of the project, our team installed 309 feet of LED material and 94 LED drivers and controllers on this one sign. Every foot of it engineered to sit exactly where the original neon used to sit.

The result

The photos tell the story better than we can. During the day, the Capitol Theatre looks like the Capitol Theatre. Painted green with red and yellow accents, block “CAPITOL” letters, the same downtown Greeneville landmark it has always been.

At night, it comes to life. Vibrant red borders. Bright white lettering. Illuminated diamond accents pulling your eye across the marquee and up to the side blade. And now, with the flip of a control, the whole thing can change color to match the season, the show, or the moment.

Same soul. New heartbeat.

Why this project matters beyond Greeneville
